COVID-19 UPDATE

The Covid-19 lockdown which is now in place will continue to raise questions for our current and prospective clients.
The big question still being: – How does this affect NZ Mortgage Income Trust (No.2 Fund) [“the Scheme”] for both its borrower clients and investor clients? The short answer for the Scheme is that our business model does not change.

We have always written loans based on sound lending principals, with appropriate servicing ability and sound security backing, in order to ensure a consistent return to our investors.

The property sector is not experiencing the volatility we are seeing in equity markets. At this time, there appears to be no reason to believe this will change and commentators are speculating that there will be a modest retraction in property values over the next 12 months. Based on what we know today this should not have a material impact on our Scheme.

We know interest rates will stay low, especially with the Reserve Bank dropping the Official Cash Rate (OCR) . This means that we continue to offer a considerable premium to our investors.
The setting of our investment rate is primarily dependent on the interest rates we lend at which are not affected by the OCR as with the major banks. Our exposure to the OCR is solely through the cash liquidity we hold with the banks and therefore very limited.

Our physical presence in Dunedin, being our office, is now closed. However, we will remain open for business during our normal business hours of 8.30 a.m. to 5.00 p.m. and continue to provide you with our normal services by telephone or email.
